When the Old Insulation Has to Go
Insulation removal is the first step when what is in your attic, walls or crawl space is doing more harm than good. We vacuum out loose fill, bag old batts, clean up the space and then seal and reinsulate. HomeAdvisor lists insulation removal at about $1 to $2 per square foot, and around $1,852 on average when replacement is included.
Common reasons for removal
- Rodent or pest contamination. Droppings and nesting material in an attic are a health concern and an odor problem.
- Water damage. Roof leaks, ice dams and plumbing leaks leave insulation matted and moldy.
- Flooding. Insulation in basements and crawl spaces that took on water needs to come out. The 2008 flood sent the Iowa River to a record 30.46 feet in Iowa City, and many lower-level spaces along the river have been redone since.
- Failed foam. Spray foam that was mixed or applied badly can smell or pull away and may need to be cut out.
- Getting to the air leaks. Sometimes old insulation has to come out so we can properly seal the attic floor.
Vermiculite
Older homes sometimes have vermiculite, a gray-brown, pebbly loose fill. Some vermiculite contains asbestos. We do not disturb it. If we see it, we stop and recommend testing, and if it needs to come out, that goes to a licensed abatement contractor first. HomeAdvisor lists asbestos removal at roughly $1,190 to $3,255.
Replacement done right
With the space empty, it is the best time to seal every bypass, fix ventilation and then insulate to the depth Iowa's code and the Department of Energy recommend. We quote removal and replacement together so you can see the whole cost. Get a free estimate

Insulation Removal & Replacement Questions
Do I have to remove old insulation before adding new?
Not always. If it is dry and clean, we usually leave it, seal around it and add more on top. Removal makes sense when it is wet, contaminated or in the way of sealing.
How do I know if I have vermiculite?
It looks like small gray, brown or gold pebbles, lighter than gravel. If you think you have it, do not disturb it. We will tell you if we see it and recommend testing.
How long does removal take?
A typical attic vacuum-out and reinsulation takes one to two days. Larger or contaminated jobs take longer.
Can you remove spray foam?
Yes, but it is slow, hand work. Fixr lists foam removal at about $1.50 to $3 per square foot, up to about $5 when it has to be chipped off by hand.
